LAND OPPORTUNITY: Greenhouse for Hydroponics or Aquaponics with Expansion Potential – Saanich, BC

ABOUT THE LAND

Situated near Prospect Lake, only 25 minutes from downtown Victoria, the greenhouse is on a 3 acre property with a home occupied by the owner, plus extensive outbuildings that were formerly used to farm koi fish.

The available greenhouse is 70 x 20 ft. It has been partially converted already from koi production and built-out for plant production – with a new polycarbonate roof, ventilation, a dedicated seeding area, plumbing and sump tank. Plus materials for 100 vertical grow towers and a 50 x 8 ft DWC trough.  This layout makes a total of 2800 plant sites. The farmer will want to be involved in the final design and building out the plant growing structures according to their own operational needs. With supplementary lighting, there is potential to grow year-round. 

An adjacent shed houses four 420 gallon glass tanks that could be used to raise trout or koi and easily plumbed to the greenhouse to do split system aquaponics.  The landowner is raising koi on the property and there are a number of ways the fish waste can be used as fertilizer. A cold storage unit and packing area can be arranged in one of the outbuildings.  

ABOUT THE OPPORTUNITY

Once operations are well established in this first greenhouse, there is potential to grow. There is a level site for a 40 x60 ft purpose-built greenhouse, as well as warehouse space available for indoor farming – 1200 sqft, possibly more.  The owner is open to creative ideas for expanding the business, and the property has lots of potential.

Looking for someone with an entrepreneurial spirit and experience with growing plants hydroponically or aquaponically. Technical expertise is needed to build the system, and that can be contracted. For ongoing successful operation it is knowledge of plants, and farming systems, that is most important, along with an attitude of innovation and continuous learning. The owner wants the facility used for growing food to contribute to the local food system, and is willing to help finance the startup on the basis of a solid business plan.

The owners are zen-minded and community-minded, with ongoing creative projects, on the property, of their own and with others – including an Aikido dojo, meditation space, art studio, woodworking shop, and electronics workshop. Projects are informed by permaculture design principles. Seeking an individual(s) who is keen to tap into and contribute to this conscious, creative and collaborative energy.
